Maximize Energy Incentives for Retail Renovation

About the project

Commercial Energy Incentive & Rebate Consultant Needed, AES Indiana, Utility Incentives, Tax Credits, and Grant Maximization We are redeveloping an approximately 8,100 square foot commercial retail building in Indianapolis, Indiana. The project consists of a complete renovation of an existing retail center into multiple tenant spaces, including a laundromat and neighborhood retail. We are looking for an experienced commercial energy incentive consultant or engineering firm to identify, secure, and maximize every available incentive for this project. Scope of Work The selected consultant will: * Review our construction drawings, MEP plans, and project specifications. * Identify all available incentives through AES Indiana’s 2026 Business Rebates & Incentives Program. * Determine which upgrades qualify for Prescriptive Rebates and which should be submitted as Custom Incentive projects. * Coordinate with our architect, structural engineer, mechanical engineer, electrical engineer, and contractors. * Recommend energy efficiency improvements that maximize incentive funding while remaining cost effective. * Perform or coordinate energy modeling and engineering calculations required for incentive applications. * Prepare and submit all required pre-applications, rebate applications, engineering documentation, and supporting calculations. * Coordinate directly with AES Indiana, CLEAResult, utility representatives, inspectors, and program administrators. * Identify additional funding opportunities, including federal tax incentives, state incentives, grants, and financing programs. * Manage the incentive process from project design through construction completion and final rebate payment. Building Improvements Include * New rooftop HVAC systems. * High-efficiency water heating equipment. * Complete LED interior and exterior lighting. * Lighting controls and occupancy sensors. * Roof insulation upgrades. * Wall insulation upgrades. * High-performance storefront glazing. * Electrical service upgrades. * Building automation and energy management systems. * Tenant improvements for a commercial retail center. Preferred Qualifications * Experience with AES Indiana Business Rebates & Incentives. * Experience working with CLEAResult or other utility energy efficiency programs. * Licensed Professional Engineer (PE), Certified Energy Manager (CEM), Certified Energy Auditor (CEA), Building Energy Modeling Professional (BEMP), or equivalent credentials are preferred. * Demonstrated experience securing six-figure commercial utility incentives. * Strong knowledge of the Indiana Commercial Energy Conservation Code, ASHRAE Standard 90.1, the Inflation Reduction Act commercial energy incentives, and Internal Revenue Code Section 179D. Deliverables * Comprehensive incentive and funding strategy. * Estimated rebate value by measure. * Cost-benefit analysis for recommended upgrades. * Energy savings calculations. * Complete incentive application package. * Coordination with project consultants and AES Indiana. * Final rebate submission and closeout documentation. Please include examples of similar commercial projects, your experience with utility incentive programs, estimated timeline, and your proposed fee structure. Experience with commercial retail, laundromats, mixed-use buildings, or adaptive reuse projects is highly preferred.
