About the project

I need a complete, permit-ready architectural package for a modern single-family home in Florida. The scope covers both interior and exterior design, full construction drawings, plus all structural and MEP engineering required for local code and hurricane-resistant compliance. Key design directives • Modern aesthetic throughout • Open floor plan that flows naturally from kitchen to great room • Expansive windows to maximize daylight and views • Seamless indoor–outdoor living with a covered lanai or similar outdoor space Deliverables 1. Schematic concepts (floor plans, elevations, 3D massing) for review and refinement 2. Final architectural drawings: dimensioned floor plans, elevations, roof plan, sections, door/window schedules, reflected ceiling plans 3. Structural, electrical, plumbing, and HVAC engineering sheets stamped for Florida jurisdiction 4. Site plan showing setbacks, grading, and utility runs 5. High-resolution 3D renderings of key interior and exterior views 6. Digital set (DWG + PDF) ready for submission to the county permitting office Acceptance criteria • Drawings meet the latest Florida Building Code and wind-load requirements • Room sizes, window placements, and exterior materials follow the approved schematic design • Coordination across all disciplines—no clashes between architectural intent and engineering layouts I will provide lot survey, program requirements, and any HOA guidelines at project start. Please outline your typical timeline, preferred software (Revit, AutoCAD, etc.), and how you handle design revisions so we can keep the process smooth from concept to permit. The home is elevated with views of the water. The first floor is garage storage elevator stairs to second story living space.
