DESIGN BRIEF Modern Minimalist Luxury Family House 1. Project Overview I am looking for an experienced architect to design a contemporary luxury family house on a sloping site in Budaörs, Hungary. The objective is not simply to create a floor plan, but to design a unique, timeless and elegant home that maximizes the site's topography, panoramic views and outdoor living spaces. The design should be original, functional and architecturally outstanding. 2. Site Information Location: Hegyalja utca 7., Budaörs, Hungary Plot area: approximately 776 m² Plot width: approximately 17 meters Terrain: Steeply sloping Building zone: Lke-5/O Building method: Side-boundary development (building positioned on the left property boundary) The project must comply with the current Budaörs Local Building Regulations (HÉSZ). The following documents will be provided: Site survey (DWG) Topographic survey Local zoning regulations Inspiration images 3. Architectural Style The house should have a modern minimalist appearance with: clean geometry flat roof timeless architecture premium materials large panoramic glazing floor-to-ceiling sliding glass doors open, airy spaces excellent natural lighting strong connection between indoor and outdoor spaces The overall feeling should resemble contemporary luxury villas rather than traditional family houses. 4. Site Design Philosophy The steep terrain is considered an advantage and should become part of the architectural concept. Instead of placing a conventional house on top of the slope, I would like the design to follow the terrain naturally. The living level should be partially embedded into the hillside, reducing the visual impact from the street while creating spacious interior volumes opening towards the garden and swimming pool. 5. Functional Layout Upper Level (Street Level) This is the arrival level. Required spaces: Entrance hall Master bedroom Private terrace Ensuite bathroom Walk-in wardrobe (preferred) Two children's bedrooms Children's bathroom Covered open carport for two vehicles Children's bedrooms should each be approximately 18–20 m². All bedrooms should have large windows with panoramic views whenever possible. Living Level Located one floor below the entrance level. This is the heart of the house. Required spaces: Spacious open-plan living room Dining room Large kitchen island American-style kitchen Hidden pantry integrated into the kitchen Fitness room Laundry room Storage / wardrobe connected to the laundry Large sliding glass walls should completely connect the living room with the terrace. The architect should maximize the feeling that the interior and exterior become one continuous living space. Outdoor Living The terrace should comfortably accommodate: 5 × 7 meter swimming pool Dining table for at least six people Outdoor kitchen / BBQ Sun loungers Lounge seating area The swimming pool should become the visual focal point when viewed from the living room. Rooftop Level The staircase should continue upward. Required spaces: Home office WC Mechanical room 6. Design Priorities The design should prioritize: spacious feeling elegant circulation panoramic views natural light privacy indoor-outdoor living clean minimalist architecture practical everyday functionality 7. Parking Instead of a garage, I would like a covered two-car open carport designed as an integrated architectural element. 8. Deliverables Site layout Concept floor plans Preliminary elevations 3D concept model Exterior renderings Design revisions 9. Inspiration I will provide reference images that represent the architectural quality and atmosphere I am looking for.
