Townhouse Development Architectural Design Brief & Fixed Scope IMPORTANT: Please read the complete brief before bidding. Your bid must cover the full scope, deliverables, communication and reasonable revisions described below. Requirements already stated here should not later be treated as additional work or used to increase the agreed price. 1. Project Overview Phase 2 of an existing residential development. Phase 1 contains 6 completed standalone villas. Phase 2: * 12 townhouses total * 6 plots * 1 building per plot * Each building contains 2 equal, attached, mirrored townhouses * Ground Floor + First Floor (G+1) * 3 plots on each side of a central street, facing the 3 opposite plots * Once one townhouse is approved, the second is mirrored. * Once one complete building is finalized, the concept is repeated across all 6 plots. 2. Plot & Building Dimensions Each plot: 33.33 m × 12.50 m = approx. 416.6 m² IMPORTANT: 33.33 m is the STREET FRONTAGE. Building footprint: 17.00 m wide × 9.50 m deep Position: * Front setback: 2.00 m * Rear setback: 1.00 m * Building centered along 33.33 m frontage * Approx. 8.165 m open space on each side Side areas are for parking, private terraces, landscaping and pedestrian access. All plans and 3D renders must accurately respect these dimensions/setbacks. 3. Townhouse Requirements Each townhouse: approximately 150 m² total built-up area over 2 floors. Target: 3 bedrooms + 3 bathrooms Each townhouse must function independently and have: * Main front entrance * Secondary/side entrance * Private parking * Private side terrace * Private landscaped/outdoor area The units share the central dividing wall but otherwise function independently. 4. Ground Floor – Each Townhouse Generally to include: * Living room * Open kitchen with island * 1 bedroom * 1 full bathroom * Laundry/storage * Small utility/mechanical room * Staircase * Main front entrance * Secondary side entrance connecting conveniently to terrace/outdoor area Utility/mechanical area approximately 1.00 × 1.50 m for furnace/mechanical/plumbing equipment and/or storage. Laundry/storage may be separate or combined if more efficient. The main entrance should open directly into the living area. A high/double-height feature around the entrance/living area is preferred, but it should be designed efficiently without unnecessarily sacrificing too much first-floor space. Kitchen must be practical with sufficient room for refrigerator, oven, storage, countertops and island. Bathrooms should preferably be positioned toward the rear, where practical. The staircase may incorporate a small bar/decorative/functional area underneath. 5. First Floor – Each Townhouse Generally: * 2 master bedrooms * Each with private en-suite bathroom * One master with dressing room/walk-in closet * Small family/lounge area near staircase landing where possible Layout should maximize usable space while maintaining comfortable bedroom sizes and circulation. 6. Internal Layout & My Involvement A video call is required before detailed design starts. I already have a clear concept of where I generally want the bedrooms, bathrooms, kitchen, living room, staircase, entrances, dressing areas, etc. I want to develop the internal floor plan together with the freelancer, using my concept plus your professional architectural experience. The first proposed layout is NOT automatically final. Reasonable discussion and revisions are expected until we reach an approved practical, properly dimensioned, comfortable and cost-efficient layout. The floor plan must receive my approval before final elevations and detailed 3D work begin. Once one townhouse layout is approved, the other townhouse can be mirrored. Normal revisions required to develop the agreed concept within this brief are part of the project scope and should not result in additional charges. 7. Staircase Preferred: L-shaped, depending on final layout. Approximate: * Width: 90 cm * Tread: 28–30 cm * Riser: approx. 16.5 cm Final dimensions/number of steps must be professionally calculated based on actual floor-to-floor height and applicable requirements. The staircase should be comfortable while consuming as little unnecessary floor space as practical. 8. Front Area Front setback is ONLY 2.00 m. Plans and renders must accurately show this limited space and must NOT visually exaggerate the front garden/setback. Front area should mainly contain: * Approx. 3 entrance steps * Walkway in front of building * Small green/landscaped areas * Exterior lighting NO PARKING IN FRONT OF THE BUILDING. 9. Parking & Private Terraces Parking is beside each townhouse, NOT in front. Target parking per townhouse: approx. 3.50 m × 5.50 m. Remaining side space should be efficiently divided between terrace, landscaping, greenery and pedestrian access. Each townhouse must have a private side terrace directly attached to the building. Therefore, each two-townhouse building has: * One terrace on far left * One terrace on far right Terraces should connect conveniently to the interior and landscaped area while maintaining reasonable privacy. 10. Exterior Architecture / Phase 1 Reference I will provide photos of an existing Phase 1 villa. Phase 2 must maintain a recognizable architectural relationship with Phase 1 through style, materials, façade treatment, window character, proportions and architectural details. However, Phase 2 is G+1. The objective is to adapt/evolve the Phase 1 architectural identity into an attractive two-storey townhouse, NOT simply place an identical second floor on top of the existing villa. The design should gain character through cost-efficient features such as: * Small projections/recesses * Different façade depths where appropriate * Attractive entrance features * Carefully positioned windows * Modern detailing Avoid unnecessarily large/complicated projections or expensive features unless they genuinely improve the design. Cost efficiency is important because the building will be repeated 6 times. 11. Entrances, Privacy, Balconies & Windows There must be 2 clearly identifiable main entrances, one for each townhouse. Each entrance should visually belong to its respective unit. Provide architectural/privacy separation between entrances using a simple wall, recess, projection, landscaping, decorative element or another suitable solution. Small front balconies are acceptable if they improve the architecture, remain functional and do not unnecessarily increase construction cost. Side terraces remain important. Window locations/sizes must correspond logically with the internal rooms while creating a balanced and attractive façade. 12. Overall Design Objective The final development should be: * Attractive and distinctive * Commercially appealing * Connected architecturally to Phase 1 * Practical and comfortable * Cost-efficient * Professionally designed * Realistically buildable * Suitable for repetition across all 12 townhouses I will provide the general vision, Phase 1 reference photos, preferred internal arrangement and feedback. The freelancer should translate these into a professional architectural solution. 13. Required Final Deliverables The agreed bid MUST include: 1. Overall site/master plan for all 6 plots / 12 townhouses 2. Ground-floor plan 3. First-floor plan 4. Fully dimensioned architectural plans 5. Front elevation 6. Rear elevation 7. Left-side elevation 8. Right-side elevation 9. Exterior 3D renders 10. Parking layout 11. Private terrace arrangement 12. Basic landscaping arrangement 13. Short video walkthrough covering the project and interior All drawings, elevations, renders and video must correspond to the same approved design and dimensions. 14. Workflow / Approval Required process: Initial Video Call → Preliminary Floor Plan → Discussion & Reasonable Revisions → My Approval of Layout → Exterior Design & 3D → Final Deliverables Do not complete extensive exterior/3D work before the floor plan is approved. 15. Fixed Bid / Scope Protection By accepting the project, the freelancer confirms that they have reviewed and understood this entire brief and that their agreed bid covers: * Complete architectural/design scope stated above * All 13 final deliverables * Initial video call and necessary communication * Preliminary design development * Reasonable revisions needed to finalize the floor plan/design within this brief * Final drawings, elevations, renders and walkthrough No additional payment should be requested for requirements already contained in this brief or for reasonable revisions required to achieve the agreed design. Additional fees may only apply if I later request a material new requirement clearly outside this written scope, and any additional cost must be agreed with me BEFORE that additional work begins. 16. Payment & Timeline Payment: * 20% upon commencement * 80% upon completion of the agreed scope and final deliverables Target completion: within 2 days or less from commencement, subject to timely communication, feedback and approval. The freelancer should only accept/bid if they can meet the required scope and timeline. BID CONFIRMATION Before starting, freelancer should confirm: “I have read and understood the complete project brief. My bid covers the full stated scope, reasonable revisions, communication and all 13 final deliverables. I understand the dimensions, G+1 configuration, 12-townhouse/6-plot arrangement, approval process, payment terms and timeline. I will not request additional payment for work already included within this agreed scope.”
