Romania Phase 2 – 12 Townhouse Development Architectural 2D & 3D Design Project IMPORTANT CLARIFICATION (READ FIRST): This project is NOT 12 different designs. It is ONE single townhouse design solution that will be repeated 12 times (mirrored across 6 plots). In practice, the work is: * 1 townhouse unit design (with mirrored version) * Repeated as 6 identical buildings (12 total units) So the scope is essentially one well-developed architectural design, not 12 separate concepts. We are developing Phase 2 of an existing residential project in Romania. Phase 1 consists of 6 completed standalone villas. Phase 2 will consist of 12 townhouses arranged as 6 identical buildings, with 2 mirrored units per building. We are looking for a freelancer/architect to provide the complete architectural design, 2D drawings, 3D design, renders, and presentation package based on the requirements below. ⸻ 1. SITE & PROJECT LAYOUT * Total: 12 townhouses (ONE design repeated 12 times) * Total plots: 6 * Each plot contains 1 building with 2 mirrored units * Buildings: Ground Floor + First Floor (G+1) * Layout: * 3 plots on one side of the street * 3 plots on the opposite side * The 33.33 m side faces the street This is a single standardized design repeated across all plots ⸻ 2. PLOT SIZE Each plot: 33.33 m frontage × 12.50 m depth Approx. area: 416.6 m² ⸻ 3. BUILDING SIZE & POSITION Each building contains two mirrored copies of the same townhouse design. Target footprint: 17.00 m width × 9.50 m depth Minor adjustments are allowed if needed for structure, circulation, or functionality, but the concept must remain consistent and repeatable. Setbacks: * Front: 2.00 m * Rear: 1.00 m * Centered on plot Side areas (~8.16 m each side) must be used for: * Parking * Private terraces * Landscaping * Access paths No large front garden or front parking area. ⸻ 4. MIRRORED TOWNHOUSE CONCEPT Each building = one design mirrored into two units Each unit must include: * Independent entrance * Side access * Private parking * Private terrace * Private outdoor space Units share a central wall but function fully independently. ⸻ 5. TARGET UNIT SIZE Each townhouse: ~150 m² (G+1 total) Layout: 3 Bedrooms + 3 Bathrooms ⸻ 6. GROUND FLOOR (EACH UNIT) * Living room * Open kitchen with island * Storage / fridge space * 1 bedroom * 1 full bathroom (accessible from common area) * Laundry space * Staircase * Main entrance * Side entrance * Direct access to terrace Kitchen must be fully functional, not only aesthetic. ⸻ 7. FIRST FLOOR (EACH UNIT) * 2 master bedrooms * 2 en-suite bathrooms * Walk-in closet (at least one bedroom) * Small landing / family area (if possible) * Efficient circulation (minimal wasted space) ⸻ 8. HEIGHTS & CONSTRUCTION PARAMETERS * Clear ceiling height: 2.50 m * Ground slab: +40 cm above ground * External walls: 30 cm * Internal partitions: 15 cm * Shared wall: 45 cm * Floor slab: 15 cm All structural design must respect the 2.50 m clear height. ⸻ 9. STAIRS & STRUCTURE (FLEXIBLE DESIGN INPUT) * Comfortable stair design * ~90 cm width preferred * Proper landing + head clearance * Efficient under-stair use Structural elements: Columns and beams can be freely positioned by the designer Flexibility is allowed to improve layout and structure Final engineering will be done locally later ⸻ 10. EXTERIOR STYLE Reference from Phase 1 villas will be provided. Design must: * Match Phase 1 architectural identity * Be modern and simple * Avoid unnecessary balconies * Clean façade composition * Clear entrance design * Cost-efficient but attractive * Integrated terraces and side spaces ⸻ 11. PARKING & OUTDOOR SPACE Each unit must include: * Private parking (side areas preferred) * Private terrace * Green / landscaped area * Walkways and access * Usable outdoor living space ⸻ 12. REQUIRED 2D DELIVERABLES * Site layout (repetition logic) * Ground floor plan * First floor plan * Roof plan (if needed) * Fully dimensioned drawings * Room names + areas * Doors/windows layout * Stair details * Parking + landscaping plan * Elevations * Sections * Basic structural coordination (guidance level) ⸻ 13. REQUIRED 3D DELIVERABLES * Full 3D model of ONE townhouse design * Mirrored duplex version * Exterior renders (front + side views) * Key interior views * Optional walkthrough video Important: Only one design + mirror, not 12 separate models. ⸻ 14. FILES TO BE DELIVERED * PDF drawing set * DWG/CAD files * 3D source files * High-resolution renders * Optional animation/video ⸻ 15. IMPORTANT BIDDING REQUIREMENT Please clearly understand: This is ONE design repeated 12 times Not 12 separate design projects Your bid must include: * Full 2D + 3D design * All drawings and renders * Revisions * Final editable files Before bidding, confirm: 1. You understand it is one design repeated 12 times 2. You understand the mirrored duplex concept 3. You include both 2D and 3D work 4. You provide editable final files 5.
