About the project
I have a clean site waiting for a 3,104-square-foot, single-storey mercantile (Retail Group M) building and I’m ready to move from concept to permit. The end use is a flexible retail store, so the interior must be laid out with open sales space, storage, an ADA-compliant restroom, and back-of-house zones that can adapt to a variety of tenants. Exterior character and finishes are still open for discussion; bring your own design language as long as it balances curb appeal with cost-effective construction. Scope of work • Schematic design: code review, dimensional floor plan, two exterior massing options • Design development: refined plan, four exterior elevations, roof plan, basic structural grid, outline MEP coordination • Permit/construction set: fully detailed, IBC-compliant drawings issued in both PDF and native Revit or AutoCAD formats Acceptance criteria • Drawings meet current local amendments to IBC and accessibility codes • 3D model (Revit 2022 + preferred) or layered DWG files delivered with all X-refs bound • Final set ready for direct submission to the building department and for GC pricing I will provide the site survey, zoning sheet, and any municipal checklists on award.
