About the project
I need concept set of architectural design documents (floor plans and renderings) for a residential apartment / condominium building that will sit on a 60-foot-wide by 150-foot-deep building footprint on a relatively square 45,110 square foot lot in Marlborough, Massachusetts. The project must meet all current Massachusetts State Building Code requirements as well as the relevant local zoning and fire-safety ordinances. Scope of the building • Traditional exterior character, four full stories. • Interior layouts that maximize unit efficiency while keeping circulation and egress straightforward and code-compliant. • A dedicated fitness center, mail/package delivery room, bike storage and an activated rooftop terrace for residents. • Every unit must enjoy at least 100 sq ft of private outdoor space delivered through a balcony, terrace, or ground-level patio. Key deliverables 1. Scaled schematic floor plans for each level, keyed to the site dimensions (60' × 150'). 2. Elevations and building sections illustrating roofline, façade treatments, and key massing moves. 3. Code and zoning summary sheets highlighting compliance for setbacks, height limits, egress, accessibility (MAAB/ADA), fire ratings, and structural live-load assumptions. 4. High-quality 3D exterior renderings (day and dusk) that clearly communicate the Traditional aesthetic and show the rooftop amenity. 5. One cut-through interior rendering that illustrates a typical unit with its private outdoor area. 6. A brief material palette board (images or swatches are fine) that ties the Traditional style together. I prefer work in Adobe, Planner 5D, or AutoCAD for the drawings and Planner 5D, or similar for the visualizations, but I am open to the tools you are most comfortable with as long as final files are delivered in PDF plus editable source formats. Acceptance criteria • All drawings align with local code citations you provide and Massachusetts State Building Code https://www.mass.gov/massachusetts-state-building-code-780-cmr. • Open space and amenities for residents. Private open space requirement: At least 100 sf of private open space per residential unit, designed as usable sitting/recreation space and excluding required buffer plantings. Up to 50% of required private open space may be provided as indoor recreation rooms, roof decks, or adequately sized balconies; two or more developments may share joint open space within 300', though here the focus is on on‑site provision. • Renderings clearly reflect the final floor-plan layouts and material palette. Please include a short note on your experience with code-driven multifamily projects in Massachusetts and an estimated timeline for the above deliverables.
