About the project
I’m ready to move from ideas to construction-ready plans for a new three-bedroom, two-bathroom home. The overall aesthetic I’m after is contemporary: clean lines, balanced proportions and a subtle mix of materials that will age well. Core layout requirements • Three bedrooms and two bathrooms arranged for privacy • Living and dining set out as combined but still visually distinct zones (think partial walls, level changes or clever joinery rather than a fully open plan) • Single-car garage fully integrated into the footprint Key expectations 1. Concept floor plan options that show circulation, natural light paths and furniture scale. 2. Finalised architectural drawings: dimensioned floor plans, elevations, roof plan and two sections ready for council or permitting. 3. A basic electrical & lighting overlay indicating switch and fixture positions. 4. One exterior 3D massing or render to communicate the contemporary form and material palette. 5. A PDF drawing set plus the editable source file (AutoCAD, Revit or Archicad—whichever you work in). I’ll supply the site survey, any local code notes and inspiration imagery as soon as we start. Please outline your typical revision process and the software you prefer so we can keep file exchange smooth.
