Modern Open-Plan Home Renovation Design

About the project

I’m about to take possession of a house that still carries its original compartmentalised layout. My goal is to re-imagine it as a seamless, contemporary open-plan home while keeping the character that still works. I need a full architectural and interior concept that covers every liveable space—Kitchen, Living Room, Dining Room, all Bedrooms, bathroom suites, hall, front door, plus the garden and pool area—showing exactly how walls can come down (or stay up) to create light-filled flow. Because I’m undecided about which structural elements should remain, I’m counting on your technical guidance. Please analyse the existing plans, flag any load-bearing constraints, and propose solutions where beams or subtle dividers can do the job without breaking the open sight-lines. To help me (and future contractors) visualise the transformation, I’ll need: • Scaled technical drawings: demolition, proposed layout, reflected ceiling, furniture placement, electrical and plumbing adjustments. • 3D renders or photorealistic visuals for each key room and the outdoor zones, clearly labelled “before” and “after”. • A concise specification sheet listing materials, finishes, and any structural reinforcements you recommend. • A brief narrative outlining how the design satisfies building codes and supports an open-plan lifestyle. Typical tools you might use—AutoCAD, Revit, SketchUp, Lumion, or similar—are fine as long as the final files remain editable. All drawings must be dimensioned in metric. Once I receive and review the package, I’ll share feedback for one refinement round so that everything is contractor-ready.
