About the project
An existing house on the coast of Mayotte, is being extended upward by one levels. We have the architect's drawings, a completed interior design concept, and a fully specified materials schedule. What we do not have is photorealistic 3D. That is what we are hiring for. There are two distinct programmes, and they must not be visualised in the same register: Level 1 (R+1) — 93.22 m², one dwelling, for an ELDERLY OCCUPANT. Warm, calm, mid to high end. Light oak, off-white walls, large-aggregate terrazzo, pearl zellige, a black steel-look glazed partition. Black taps. Six spaces: living/study, kitchen/dining, covered terrace lounge, master bedroom, guest bedroom, shower room, plus a utility/entrance behind the glazed partition. Floor to ceiling 2 800 mm throughout. Level 2 (R+2) — two short-let apartments, hotel standard. Apartment A1: 35.90 m² + balcony 21.73 m². Apartment A2: 29.34 m² + balcony 17.76 m². Deliberately simpler and more robust than Level 1: chrome taps, wood-effect porcelain rather than real parquet, machine-washable covers, no natural fibre. The two apartments are strictly identical in specification, only the dimensions differ. Floor to ceiling 2 800 mm. Three signature elements were approved by the architect and must be visible and convincing: a slatted TV divider between bedroom and living area, a pass-through kitchen counter window onto the balcony, and a slatted screen separating the two balconies. Why we need the images. Two purposes, and both demand honesty rather than flattery: Material and furniture purchasing, most of it sourced from China and non-returnable once shipped. If a render makes a room look larger or brighter than it will be, we will buy the wrong things. Later, for rental listings for the two Level 2 apartments. Images that oversell will produce bad reviews, which is worse than no images. Please do not beautify the proportions. Ceiling height, room size and the view out must be truthful. We would rather have a modest honest image than a spectacular misleading one. 2. What we provide A single archive, organised as follows. Everything is measured and specified — you should not have to invent dimensions or guess materials. - Mayotte Office and Residential Development- ARCHICAD-REVISED FINAL.pln and .dwg — the architect's source model. This is the most valuable file in the pack. - Proposed Apartments Concept in Mayotte - source file - ARCHICAD.pln and .dwg — Level 2 apartment layouts. - Architectural Drawings for the 3 Storeyed Structure — FINAL.pdf — plans, sections, levels. Interior design intent : - Design R+1 Version Sept25.pdf (23 sheets) — the approved Level 1 concept: materials, furniture, joinery setting-out, reference images. Match this mood. - Plan R+1.pdf and Correction du Plan existant Sept25 R+1.jpg — furnished plan with corrected dimensions. - Design boards - Level 1 (EN).pdf (4 sheets) and Design boards - Level 2 (EN).pdf (5 sheets) — the consolidated finishes and materials schedule, with reference codes. Exact product specification - Sourcing pack EN - for suppliers.xlsx — 169 specified items with dimensions, formats, colours and finishes, each with a reference code (A-07-01, A-10-09, …). The design boards cross-refer to these codes. Use them: the materials in the render must be the materials we are actually buying. Reality check — the building exists 2 - Existant - photos/2026/ — 27 photographs of the existing Level 1 and ground floor. Use these for the real shell, the real light, the surroundings and the view out. Level 1 is an existing space, not a blank canvas. 2 - Chido - Dec24/ and J+15/ — cyclone damage, useful for understanding what is being rebuilt.
