About the project

I’m ready to give my corner-lot terrace house a complete architectural and interior makeover in a clean, modern style. The brief covers every space—living room, kitchen, all bedrooms, circulation areas, even the external façade—so the final result feels seamless from the street right through to the back wall. I gravitate toward neutral tones (think layered whites, soft greys and warm timber accents) and want the palette to stay consistent throughout. What I need from you is the full design journey, not just isolated drawings. I’ll share the current floor plans and site photos as soon as we start so you can propose smart spatial tweaks that make the most of the corner orientation—extra windows, better cross-ventilation, and a streetside façade that stands out without breaking local setback rules. Key deliverables I expect: • Concept mood boards that lock in finishes, fixtures and lighting direction • Revised 2D floor plans with clear measurements and furniture layout • High-quality 3D renders for the living room, kitchen and each bedroom, plus an external perspective that shows the façade treatment • A materials and fixtures schedule listing codes, quantities and supplier references • Construction-ready drawings (AutoCAD/Revit) that my contractor can build from, including reflected ceiling plans and basic MEP coordination Once the concept is approved, I’ll require regular progress updates—screen-share or PDF markups are fine—so we can fine-tune details in real time. If you’re comfortable modelling in SketchUp, Revit or a similar BIM workflow and can produce photo-realistic renders in Lumion, V-Ray or Twinmotion, that will speed things up. I’d like the first concept package within two weeks of project kick-off, then we can schedule milestones for renders and technical drawings. Quality and thoughtful space planning matter more to me than rushing, but I do have a target to start construction this season, so let’s keep momentum steady. Show me a few samples of previous modern residential work, ideally for terrace or narrow-lot homes, and tell me which software you’ll use for modelling, rendering and documentation.
