About the project
I need a fresh, minimalist concept for the lobby and residential suites of a new apartment building. The space must feel welcoming to prospective tenants yet remain easy to maintain for building management, so every finish, furniture item, and lighting choice should balance style with durability. Here’s what I’m after: • A cohesive design narrative and mood board establishing colour palette, materials and key furniture pieces. • Scaled floor plans with clear circulation paths, reception desk layout, mail/package area and flexible seating clusters. • Suite templates (studio & 1-bed) showing furniture placement, built-in storage ideas and lighting plans. • 3D visualisations or photorealistic renders that convey the ambience to investors and city reviewers. I’m happy with whichever tools you feel most comfortable in—AutoCAD, 3ds Max, or even Enscape for final renders—as long as the final files are editable and ready for hand-off to my contactor. If you’re local and can pop by the site for quick measurements or to review samples with me, that’s is a must. Please include a quick note on similar lobby or multi-family projects you’ve completed and let me know your estimated timeline for concept, revisions, and final documentation.
