About the project
I have an initial concept for a prefabricated, non-concrete modular house built primarily from steel framing and sheet panels. The end use is commercial, so the layout, finishes, and structural choices must meet higher durability and code-compliance standards than a typical residential pod. You will begin from a folder of reference photos that illustrate the aesthetic and basic volumetric idea I want. From there I need three concrete outcomes: • 3D models and photo-realistic renderings that clearly communicate exterior form, interior fit-out, and key joinery details. (Preferred tools: Revit, SketchUp, or similar—whatever you normally use, as long as I receive native files plus IFC/OBJ exports.) • Detailed architectural drawings—plans, elevations, sections, connection details, and an assembly guide—ready for engineering sign-off and factory production. AutoCAD or Revit sheets are fine as long as dimensions, tolerances, and steel member specs are explicit. • A material schedule with cost estimations: steel profiles, sheet cladding, insulation, interior finishes, fixtures, and fasteners. I need quantities, supplier grades, and a line-item cost breakdown so I can compare fabrication quotes. Because the concept is still at the sketch stage, your creativity and knowledge of modular construction standards will shape the final footprint and panelization logic. An eye for interior functionality—circulation, daylight, and services routing—will be just as important as the exterior shell. Deliverables are considered complete once the models align with the reference images, drawings are dimensionally consistent, and the cost sheet tallies accurately against the bill of materials. I’m happy to review in milestones: massing first, then structural set, then interiors and costing.
