About the project

The project is a modern, single-story home that fits four full-sized bedrooms on one level. Every bedroom should feel equally accessible from the main living areas while maintaining privacy through smart circulation and buffering (closets, bathrooms, or storage nooks between rooms and public zones). Key interior requests • A dedicated home office positioned for quiet and daylight, ideally close to the entry for occasional client visits. • A compact but fully equipped gym—natural ventilation or direct-to-patio access is a plus to keep equipment heat and noise away from the sleeping wing. • One bedroom will double as a guest room, so place it slightly apart from the family bedrooms and near a full bath. Circulation & flow Open-plan kitchen, dining and living spaces should anchor the house, with large glazing toward the backyard. Provide easy sightlines from the kitchen to children’s bedrooms yet keep the master and secondary rooms grouped together for efficiency. Indoor-outdoor living is important, so allow sliding doors or pocket walls to a covered terrace. Architectural language Clean horizontal lines, generous overhangs, minimal trim, and a restrained palette of concrete, wood, and glass capture the modern aesthetic I want. Energy efficiency matters, so roof orientation for solar panels and deep eaves for shading should be shown. Deliverables 1. Scaled floor plan (metric and imperial) in PDF + DWG 2. Two exterior elevations and one sectional drawing highlighting structure and ceiling heights 3. 3D massing model (SketchUp or Revit) for spatial review 4. High-resolution renderings: front façade, rear façade, main living area interior 5. Brief material & finish schedule with notes on sustainable options Acceptance criteria • All four bedrooms on the ground floor, no level changes inside the house • Net interior area around 220–260 m², not including garage or terraces • Home office, gym, and guest room clearly labeled and dimensioned • Circulation kept under 12 % of total floor area • Files delivered in agreed formats, layers organized, and scale checked Once the final set passes a quick clash review in Revit and the dimensions align with the above, the milestone is complete.
