Project Title: Mixed-Use (Commercial/Residential) Architectural Design & BIM Modeling – Bangalore (BBMP)Project OverviewWe are looking for an experienced Architectural Designer and BIM Specialist to design a mixed-use commercial and residential building on a corner plot located in Uttarahalli, Bangalore. The project requires maximizing the plot's potential while strictly adhering to local building bylaws.Site & Plot DetailsPlot Area: 5,400 sq. ft. (~501 sq. m.)Shape: Unequal quadrilateral (Irregular shape)Orientation: Corner plot facing two roads.Side A (Main Frontage): 75 feet facing a 40-foot wide roadSide B (Side Frontage): 103 feet facing a 30-foot wide roadZoning: Semi-Commercial Zone (BBMP Jurisdiction)Proposed Building ConfigurationBasement: Full or partial basement parking layout (accommodating ~8–10 cars, potentially using a mechanical/automated car lift to maximize space) + utility/transformer rooms.Ground Floor: High-visibility commercial retail shops/showrooms facing both roads with maximized glass frontage.Upper Floors (3 to 4 Floors): Premium residential apartments. Target mix is a combination of efficient 2 BHK and 1 BHK units optimized for rental yield.Circulation: Complete architectural segregation between commercial foot traffic and the residential lobby/staircase/elevator core.Required Scope of Work & DeliverablesConceptual Space Planning: Optimize the irregular quadrilateral plot boundaries to create a clean, rectangular structural grid, utilizing angled corners for setbacks, ramps, or balconies.Autodesk Revit (BIM Model): A fully coordinated 3D BIM model detailing architectural elements and core structural alignments (clash detection between residential plumbing and ground-floor retail spaces).AutoCAD Pre-DCR Drafting: Comprehensive 2D municipal submission drawings mapped to precise layer protocols, fully compliant with BBMP (Bruhat Bengaluru Mahanagara Palike) building bylaws (FAR of ~2.45, setbacks, and height limits under 15m).Basic Structural Concept: Initial column and beam positioning layouts to coordinate with a structural engineer later.Freelancer RequirementsProven experience in Mixed-Use (Commercial + Residential) architecture.Expert-level proficiency in Autodesk Revit and AutoCAD.Mandatory: Strong understanding of Bangalore building bylaws, FAR calculation rules for corner plots, and Pre-DCR layering formatting. (Please share examples of previous BBMP-approved plans if available). Budget Type: It is highly recommended to set this as a Fixed-Price project with milestones (e.g., Milestone 1: Conceptual Layouts, Milestone 2: 3D Revit Model, Milestone 3: Final Pre-DCR AutoCAD Files).Screening Question to Add: "Have you successfully designed a building that received a BBMP plan sanction in Bangalore within the last 2 years?" This quickly filters out international freelancers who do not know local Karnataka bylaws.
