Conceptual 3D Masterplan & Feasibility Study – Residential Development in Alenquer, Portugal We are looking for an architect to prepare a conceptual 2D/3D masterplan and site implantation study for a residential development in Alenquer, Portugal. The main objective is to assess the development potential and investment feasibility of the land, rather than to prepare a final architectural or licensing project. Site Information: Location: Alenquer, Portugal Main land: approximately 9,240 m² Adjacent land being acquired: approximately 900 m² Combined area: approximately 10,140 m² Existing rented house: will be excluded/separated from the development area Topographical survey: DWG available for the main land. For the adjacent land, we can provide a PDF with dimensions and a satellite/map image showing its location and relationship to the main plot. There are two roads passing by the land marked with the arrows Development Scenarios to Study: We would like to develop and compare several alternative concepts, including: Traditional subdivision, with different plot sizes and configurations; Private condominium with approximately 10 villas; Private condominium with approximately 15 villas or more; Additional higher-density scenarios if considered technically and commercially viable; Villas of approximately 160–220 m²; Comparison between single-storey and two-storey villas; Individual plots of approximately 300–500 m²; Different building orientations, layouts, access and circulation solutions; Efficient parking arrangements; Green areas, private gardens and outdoor spaces; Ideally, a central pedestrian communal area without vehicle circulation; Potential communal amenities such as pedestrian paths, children's playground, multi-purpose court, coworking/condominium room or other leisure facilities. The objective is not simply to maximise the number of units. We want to identify the best balance between density, architectural quality, privacy, outdoor space, construction efficiency, marketability and overall investment viability. Preliminary Planning Parameters: For the purpose of the conceptual feasibility study, please consider the following preliminary parameters: Maximum construction coefficient: 0.48 × 10,140 m² = approximately 4,867 m² of above-ground construction area; Maximum density: approximately 40 dwellings per 10,000 m²; Individual plot sizes: approximately 300–500 m²; Villa size: approximately 160–220 m²; Preliminary setbacks: approximately 5 m front / 5 m sides / 9 m rear; In certain situations, a 3 m side setback may potentially be acceptable, where openings facing the neighbouring building serve only non-habitable spaces such as bathrooms, WC areas, corridors or circulation areas. Maximum height: up to 2 floors; Parking: 2 spaces per villa; Vehicular and pedestrian circulation should be designed according to the overall logic, functionality and efficiency of each development scenario, rather than being based on predetermined dimensions or configurations. The objective is to minimise unnecessary road infrastructure while ensuring safe, convenient and coherent access for vehicles and pedestrians; External garages or ancillary structures with approximately 2.2 m height may potentially be excluded from the applicable construction-area calculation, subject to confirmation under the applicable regulations. Density / Capacity Exercise: One of the objectives of the study is to test the realistic development capacity of the site. For example, if with approximately 4,867 m² of potential above-ground construction area, a scenario of 24 villas × 200 m² = 4,800 m² could theoretically fit within the construction-area envelope. However, we do not assume that 24 units are permitted or necessarily desirable. We would like the architect to test whether such a density could actually be accommodated considering the applicable dwelling-density limits, setbacks, access roads, parking, green areas, communal spaces and overall site quality. The study should therefore help us understand whether the optimal solution is closer to 10, 15, 20, 24 or another number of units. All the above parameters are provided for preliminary feasibility purposes only. Expected Deliverables: We would ideally like to receive: Four alternative site implantation / masterplan concepts; Four different development scenarios, allowing comparison of different densities and development typologies; Number of units for each scenario; Villa positioning, orientation and layout; 3D masterplan / massing visualisations; Basic indication of sqm of roads, pedestrian circulation, parking and green areas; Indication of communal areas and potential amenities; A short comparison of the different scenarios, highlighting the main advantages and limitations The final objective is to identify one or more strong development concepts that can subsequently be taken forward by a Portuguese architect into the final architectural, technical and licensing project. Proposal: Please include in your proposal: Examples of similar residential developments you have designed; Your proposed scope of work; Final fixed fee; Estimated delivery time; Software and file formats you will provide; Number of revisions/iterations included; Whether the deliverables will include the editable source files (e.g. DWG, SketchUp, Revit, 3ds Max or similar).
