About the project
I have a 40 ft × 70 ft west-facing plot—about 2,800 sq ft—and I’m ready to move ahead with a complete stilt + one-floor residential layout. The ground/stilt level will be reserved primarily for parking and utility areas, while the upper floor should comfortably house three bedrooms plus a dedicated guest room. Here’s exactly what I need from you: • A clear 2D floor plan for both levels showing room sizes, circulation, and staircase placement. • Consideration of natural light and ventilation on a west frontage, keeping afternoon heat in mind. • Space efficiency—no wasted corners—yet enough storage and wardrobe niches in every bedroom. • Basic furniture layout so I can visualise flow before issuing it to a structural engineer. • Files delivered in PDF and editable CAD (DWG/DXF) formats; screenshots or images alone won’t suffice. If you like adding a simple 3D massing view or walkthrough, great—it helps me sell the concept to family—but the core requirement is a solid, build-ready floor plan that fits the stated footprint.
