Complete Barndominium / Shop House Plan Set

About the project

I am looking for an experienced architectural designer/drafter to create a complete set of barndominium plans for a shop with attached two-story living quarters. I already have the overall look, exterior style, and a strong starting point for the desired floor plan, which I can provide. This project will not be designed from scratch. I am looking for someone who can take my concept/reference plans, make the necessary modifications, and develop them into a complete, cohesive plan set. Overall Structure - 50' x 80' x 16' barndominium/shop - Concrete slab foundation - Approximately 25' x 50' footprint for the living quarters - Two-story living area - Large remaining area dedicated to shop/garage space - 3 RV-size overhead garage/bay doors - 1 additional standard-size garage door closest to living quarters - Approximately 4 exterior man doors - Covered porch off the living area I can provide reference images for the exact exterior look/style I am trying to achieve Living Quarters – First Floor Approximately 25' x 50' footprint, with the layout to include: - Master bedroom - Master/full bathroom - Additional half bath - Open kitchen - Great room/living area - Laundry room - Staircase to second floor - Access to covered porch Living Quarters – Second Floor - Loft/open area - 1–2 additional bedrooms - Full bathroom Layout should make efficient use of the available second-floor space Additional Upstairs Workout / Flex Room I would also like to incorporate a small upstairs workout/flex room that is accessible directly from the shop area. - Accessed from the shop via stairs - Intended primarily as a small home gym/workout room Plan Set / Deliverables Needed I am looking for the following: 1. 3–4 exterior 3D renderings of the proposed structure 2. Complete floor plans for both levels, including a simple door and window schedule 3. All exterior elevation views – no grade or site call-outs required 4. Basic foundation plan – not engineered 5. Floor framing plans – not engineered 6. Roof framing plan – not engineered 7. Basic electrical layouts/sheets 8. Basic/generic construction detail sheets Please include examples of barndominium, shop house, post-frame, metal building, or similar residential plan sets you have completed. When submitting a proposal, please also include your estimated turnaround time, total project cost, number of revisions included, and the final file formats provided (PDF, DWG/CAD, etc.). Please note: Structural/foundation/framing plans can be non-engineered at this stage. Any engineering, stamping, or modifications required for local permitting will be handled separately as needed.
