About the project
I’m ready to move ahead with a full interior design package for a 230 m² residential ground floor and I want the finished result to feel unapologetically modern. The scope covers every space on this level—main living room, a separate family living area, dining room, men’s majlis / guest sitting area, plus the kitchen—so the layout must flow naturally while giving each zone its own identity. Here is exactly what I expect to receive: • Concept development and mood boards that translate “modern” into colour palettes, finishes, lighting concepts, and furniture direction for each room. • Detailed floor plans, reflected ceiling plans, lighting and power layouts, and mechanical/HVAC routing, delivered in CAD-ready format (AutoCAD or Revit are both fine). • High-quality 3D visuals and a walk-through animation that let me experience the space before build-out; tools such as 3ds Max, SketchUp + V-Ray, Lumion or equivalent renderers are acceptable as long as the output is photorealistic. • A comprehensive Bill of Quantities—including material specs, fixture schedules, and furniture lists—ready to hand straight to contractors and suppliers. • Two revision rounds after the first full submission so we can fine-tune both aesthetics and the MEP details. Accuracy in the electrical and mechanical drawings is critical: load calculations need to be correct, outlet and switch positions must align with furniture layouts, and HVAC ducting should respect ceiling heights. All drawings must be dimensioned in metric and coordinated so that the 3D model, 2D plans, and the BOQ match perfectly.
