Concept Site Plan / Land Planner Needed – Residential Development (Ontario, Canada) I am looking for an experienced architect, urban designer, or land planner to prepare multiple conceptual site plan options for a 2-acre residential development site in Cambridge, Ontario. The property currently has an approved 6-storey, 214-unit apartment concept. Due to current market conditions, I am exploring alternative development concepts that may be more practical and financially viable. Scope of Work Develop 3–5 conceptual site plan options, which may include: 3 or 3.5-storey stacked townhouses 3 or 3.5-storey back-to-back townhouses Hybrid concepts Any creative medium-density residential concept that maximizes the site's potential One concept may also include retaining a 6-storey apartment with surface parking (if practical). Requirements The concepts should be prepared with Ontario planning standards in mind, including: Typical zoning setbacks Parking requirements Fire routes Site circulation Building spacing General development feasibility These are concept plans only—not permit drawings or construction drawings. Deliverables For each concept, please provide: Concept site plan drawn to scale Building footprints Parking layout Drive aisles and site circulation Approximate unit count Approximate Gross Floor Area (GFA) Basic site statistics Simple 3D massing/rendering (preferred but not required) PDF and editable CAD/DWG (preferred) Information Available I can provide: Survey Existing approved site plan Planning information Aerial imagery Site dimensions Experience Required Preference will be given to applicants with experience in Ontario/Canadian residential land development, particularly townhouse, stacked townhouse, and medium-density residential projects. Please include examples of similar concept plans you have completed.
