About the project

I’m ready to refresh my home and want a cohesive modern look that flows seamlessly through the living room, bedroom, and kitchen. I can share measurements, photos, and a mood-board of pieces I already love; what I need now is a complete design concept that translates that inspiration into a practical, build-ready plan. You’ll translate the brief into scaled layouts, material and colour palettes, and realistic 3D visuals so I can see how each space will feel before we purchase a single item. I’d also like guidance on furniture selection, lighting placement, and finishes that balance style, durability, and budget. Key deliverables I’m expecting: • Space plans with furniture placement for the three rooms • 3D renders or walkthroughs that capture the modern aesthetic from multiple angles • A curated shopping list with sources, dimensions, and pricing links • Finishes schedule (paint, flooring, fixtures) and a lighting plan Once the concept is approved, a final PDF package with all drawings and specifications will let my contractor move straight into execution. If revisions are needed, two rounds of tweaks should be plenty to fine-tune details. Experience with tools such as AutoCAD, SketchUp, Revit, or similar is welcome—whatever you’re most comfortable with as long as the output is precise and easy for builders to follow.
