Boarding House Architectural Design Needed

Architect / Building Designer Required for 4-Storey Boarding House Design I am looking for an experienced architect / building designer with strong Revit skills and good AutoCAD experience to develop and finalize the design of a 4-storey boarding house project. I already have a draft AutoCAD drawing and initial concept, which I can provide as a starting point. However, the architect does not need to strictly follow my existing concept or drawing. I am open to new ideas, alternative layouts and professional recommendations that can improve the overall design, functionality, appearance and practicality of the building. Project Details - 4-storey building - 16 rooms per floor - 64 rooms in total - Individual rooms with attached bathrooms - Minimum room size: approximately 100 sq. ft. - Bathroom size: approximately 25 sq. ft. - Existing AutoCAD draft available as a starting point The room and bathroom sizes are approximate requirements. I am open to the architect proposing adjustments where necessary to achieve a better overall layout, functionality and building design. Scope of Work - Review my existing concept and AutoCAD drawings. - Develop alternative design concepts where appropriate. - Suggest better and more practical layouts if you see opportunities for improvement. - Plan the overall building layout, room arrangements, circulation, stairs, balconies, entrances and common areas. - Prepare a site plan, including building placement, access, parking and landscaping areas. - Provide a detailed staircase design, including stairs, landings, dimensions, handrails and other relevant details. - Finalize all floor plans with proper dimensions and annotations. - Prepare elevations and sections. - Provide detailed bathroom designs for every individual bathroom, including fixtures, dimensions, door positions, plumbing points and other relevant details. - Design practical and attractive small internal and external landscaping areas. - Prepare a roof plan, including roof design, rainwater drainage, gutters/downpipes and water tank locations where applicable. - Provide a door and window schedule, including sizes, types and locations. - Provide 3D visualizations of the building, including exterior views and relevant interior/common-area views. A basic 3D walkthrough would also be preferred if possible. - Develop the architectural design primarily in Revit. - Use AutoCAD where appropriate for 2D drafting and detailing. - Consider structural requirements and construction practicality. - Provide professional architectural recommendations throughout the design process. Creative Input I am open to new concepts and design ideas. The existing AutoCAD drawing should be treated as a reference and starting point, not a fixed requirement. If you believe a different arrangement, room configuration, circulation, staircase position, balcony design, bathroom layout or overall building concept would result in a better project, I am happy to consider it. The goal is to achieve a functional, attractive, practical and efficient 4-storey boarding house, while making the best possible use of the available space. Final Deliverables The final architectural package should include the relevant: - Site plan - All floor plans - Roof plan - Elevations - Sections - Detailed staircase drawings - Detailed bathroom drawings - Door and window schedule - Internal and external landscaping plan - 3D model/views - Other architectural drawings/details required to properly finalize the design Revit should be the primary software used for developing the architectural design and final building model. The final architectural model must be developed in Revit, and the editable Revit (.RVT) and AutoCAD (.DWG) files should be provided upon completion, along with the final PDF drawing set. Ideal Freelancer I am looking for someone who: - Is a qualified architect or experienced architectural designer. - Has strong Revit skills and good AutoCAD experience. - Has experience designing boarding houses, hostels, apartments, guest houses or similar multi-room buildings. - Has experience with multi-storey buildings. - Can produce detailed bathroom drawings. - Can provide basic internal and external landscaping design. - Has good architectural creativity and can suggest alternative concepts. - Understands practical construction requirements. - Can communicate clearly and explain design recommendations. Please provide examples of similar multi-storey or multi-room projects you have completed, preferably projects developed using Revit. I will provide my existing AutoCAD drawings and detailed requirements to the selected freelancer. Please clearly state what is included in your quoted price, the expected number of revisions, estimated timeframe, and exactly which editable files and drawings will be delivered at completion. I am looking for an architect who can contribute ideas and architectural expertise, not simply convert my existing drawing into CAD.
