About the project

I am seeking a Virginia-licensed Professional Engineering (PE) firm with experience designing high-end custom residential swimming pools to provide a complete, permit-ready engineering and construction drawing package for a new custom swimming pool that will be constructed on my residential property in Virginia. The selected firm will be responsible for producing all drawings and engineering required for permitting and construction, including providing Virginia PE-sealed plans suitable for submission to the local building authority. This is not a conceptual design project. I have already developed the overall design, dimensions, layout, and desired features. I will provide concept drawings, reference images, and design requirements for your team to translate into a complete engineered construction package. Project Overview The proposed project includes a custom shotcrete (gunite) swimming pool with integrated features, including: * 40’ × 18’ rectangular pool * Raised spa * Baja shelf * Swim-up bar * Deep-end diving bowl suitable for diving * Integrated slide and waterfall structure * Raised planter/privacy wall * Automatic pool cover * Saltwater chlorination system * Full pool automation * LED lighting * Premium equipment pad Scope of Services The selected engineering firm will provide a complete set of permit-ready, construction-ready documents, including, at a minimum: * Existing conditions and site plan * Dimensioned pool layout * Structural engineering and shotcrete reinforcement details * Foundation and structural details for all raised elements * Plumbing and hydraulic design and calculations * Equipment pad layout and piping details * Electrical and lighting plans * Bonding and grounding details * Mechanical and equipment schedules * Construction sections and enlarged details * Specifications necessary for construction * Coordination with applicable Virginia building code requirements * Virginia PE review, seal, and signature on all required drawings for permit submission Deliverables Please include the following deliverables: * Virginia PE-stamped permit drawings (PDF) * Full-size construction drawing set (PDF) * Native CAD files (DWG) * 3D model and/or renderings, if included in your standard scope * Any engineering calculations required for permitting Proposal Information Requested Please include the following in your proposal: * Description of your firm’s experience designing custom residential shotcrete pools in Virginia or similar U.S. jurisdictions * Examples of comparable projects * Confirmation that you provide Virginia PE-sealed construction documents * Estimated design schedule * Fee proposal * List of anticipated owner-provided information required to begin work My objective is to engage a single qualified engineering firm that can take my existing concept through final engineered design and produce a complete, permit-ready construction package suitable for immediate construction.
