I need a complete set of modern residential drawings that celebrate an open floor plan and expansive windows. The goal is to create a bright, flowing living environment where natural light defines each space and indoor-outdoor interaction feels effortless. Scope of work • Translate a rough brief and site information into concept sketches that capture the open layout and generous glazing. • Develop those sketches into permit-ready architectural plans (floor plans, elevations, sections, roof plan, door-window schedules). • Produce a coordinated 3D model and a handful of photorealistic renders so the spatial feel and exterior massing are crystal clear before we move to construction. • Provide PDF sets for council submission and editable CAD/Revit source files for future updates. Acceptance criteria 1. Living, dining, and kitchen zones flow without full-height partitions. 2. Primary façades feature large, well-proportioned windows with clear articulation of structural supports. 3. Drawings comply with local building codes (I’ll supply jurisdiction details) and are laid out on standard A-size sheets with a clean graphic style. 4. Final deliverables arrive on the agreed timeline with one revision round included. Revit, AutoCAD, SketchUp, or another mainstream BIM/workflow tool is fine as long as source files are supplied. Feel free to suggest material palettes or façade treatments that enhance the light-filled concept—I’m open to ideas, provided the modern aesthetic stays front and center.
