About the project

I’m launching a new commercial flex space that must function as a retail showroom while still providing back-of-house storage and a small office area. I need an architect who can take the project from concept through permit-ready drawings, all wrapped in a clean, modern aesthetic. Scope of work • Schematic layouts that blend showroom, storage, and office functions without sacrificing merchandising flow. • Detailed floor plans, reflected ceiling plans, elevations, and sections produced in AutoCAD or Revit. • 3D exterior and interior visualisations so stakeholders can sign off on look and feel. • Coordination notes for MEP and any structural modifications to ensure the set passes local code review. • A final permit set in PDF and editable CAD/Revit formats. Acceptance criteria 1. Plans clearly designate showroom, storage, and office zones and meet egress/code requirements for a commercial occupancy. 2. Renderings accurately reflect specified finishes and modern design language. 3. All files deliver clean layers, correct scales, and title blocks ready for submission to authorities. Please confirm your licensure or ability to stamp drawings in my jurisdiction, share relevant retail or flex-space samples, and outline your estimated timeframe for concept, DD, and CD phases.
