About the project

Project Overview We are looking for a highly skilled 3D architectural visualization / motion graphics professional to help create a sophisticated visual presentation of an existing corporate office campus. This is not a traditional architectural design assignment and not simply a PowerPoint design project. We need someone who can take an existing downtown corporate campus and create a clean, executive-level visual model that allows us to deconstruct and reconstruct the campus one component at a time during a live PowerPoint presentation. The presentation will be delivered to the most senior executives within a large organization, so the final product needs to be polished, sophisticated, intuitive, and appropriate for a C-suite/Board-level audience. What We Are Trying to Accomplish We want to begin with a visual representation of the existing campus as it sits today and then progressively isolate, remove, add, highlight, or otherwise distinguish individual components of the campus as we tell the story. The objective is to help senior leadership quickly understand a relatively complicated real estate structure and ultimately frame the strategic decisions and path forward. The campus includes: • Buildings that are owned • Buildings that are leased • Various ground lease interests • Buildings/properties with different ownership or control structures • A building that provides critical infrastructure/utilities to other portions of the campus • Parking, site infrastructure, and other interconnected campus components • Potential future redevelopment, disposition, consolidation, or repositioning scenarios Desired Visual Experience We envision a consistent 3D aerial/isometric view of the campus that serves as the visual "canvas" throughout the presentation. For example: View 1: Complete existing campus View 2: Campus land / property boundaries View 3: Ground lease parcels highlighted View 4: Owned buildings added/highlighted View 5: Leased buildings added/highlighted View 6: Critical infrastructure building and its relationship to the rest of the campus View 7: Parking/infrastructure relationships View 8: Complete campus reconstructed View 9+: Potential future-state scenarios We would like the ability to advance through these components individually during a live PowerPoint presentation. This could potentially be accomplished through a series of perfectly aligned 3D renders, transparent layers, short animations, embedded video/motion graphics, Morph transitions, or another approach. We are open to recommendations from the expert regarding the best technical solution. The most important requirement is that the presenter can control the progression of the story, rather than simply playing a pre-produced video. Materials We Can Provide We expect to provide available source materials such as: • Current aerial imagery • Site plans • Property boundaries • Building information • Maps • Ownership/lease information • Ground lease information We will work closely with the selected professional to explain the campus and the story we are trying to communicate. Ideal Candidate We are specifically looking for someone with experience in one or more of the following: • 3D architectural visualization (ArchViz) • Architectural animation / motion graphics • Commercial real estate visualization • Corporate campus or master planning visualization • Existing-building/site modeling • Revit / SketchUp / Rhino / 3ds Max • Twinmotion / Lumion / Enscape / Unreal Engine • Adobe After Effects • PowerPoint animation / Morph / embedded media Experience producing materials for corporate real estate, architecture, commercial development, investment presentations, or executive/Board presentations would be particularly valuable. Timing — VERY IMPORTANT This is a fast-turnaround assignment. We would like to select someone immediately and begin work as soon as possible. We need a meaningful working product by approximately Wednesday or Thursday noon (CST), so the successful candidate must have immediate availability and be comfortable working collaboratively under a compressed schedule. We will make ourselves available to answer questions and provide materials quickly. When Responding, Please Provide: Please do not send only a generic portfolio. Instead, please provide: 1. Examples of work most similar to this assignment (2–4). 2. Examples of architectural visualization, campus visualization, real estate animation, or phased/build-up animations. 3. Any examples showing how your work has been incorporated into PowerPoint or live executive presentations. 4. The software/workflow you would recommend for this project. 5. Confirmation that you can begin immediately and deliver an initial working version by Wednesday/Thursday noon (CST). 6. Your estimated fee.
