About the project

I’m getting ready to fit-out a 3-bedroom apartment measuring 2,255 sq ft and need a full design package that I can hand straight to contractors. The scope is threefold: first, a clear, well-dimensioned floor plan with actual furniture blocks; second, photorealistic interior-only 3D visuals that already include lighting, textures, and décor; and third, a Bill of Quantities that ties the design to measurable materials and finishes. drop for false ceiling will be 4" with a drop of another 3" for one way cassette AC units. Ceiling will be simple with only one drop. we are planing to have track light above couch in drawing room and two parallel track lights in the living area. location of one way cassette AC will be above TV unit with 12" away from wall and another will be centerd in the living area. AC will be opposite to bed in each bedroom. I haven’t locked myself into any particular layout style yet, so if you see an opportunity to optimise circulation or storage I’m open to your recommendations. What matters most is that the final drawings read easily on site and that the rendered views give clients an accurate feel for colour, material, and lighting ambience. Deliverables • 2D Floor plan(s) with dimensions and furniture placement • High-resolution interior renders—lighting and textures fully applied • BOQ listing materials, finishes, and estimated quantities Please supply editable source files (e.g., DWG/Revit/SketchUp for plans, native render files), plus print-ready PDFs and JPEG/PNG images. If something in the brief needs clarification, let me know early so we can keep the workflow smooth and hit our milestones without rework.
