About the project
I’m ready to move forward with a complete architectural package for a mixed-use building on my 27-ft-wide by 39-ft-deep plot. The concept is straightforward: a brick-clad, traditionally styled structure with a stilt level reserved for commercial activity and two residential floors above it. Site & massing • Footprint: 27 ft (street-facing) × 39 ft (depth) • Configuration: stilt + 2 floors (no basement) • Height and setbacks must comply with local bylaws; I’ll supply those once we start. Functional brief Stilt floor – open commercial bay(s) plus stair and lift core. First floor – three bedrooms, three bathrooms, a kitchen and separate living/dining rooms (individual rooms, no open plan). Second floor – five self-contained bedrooms, each with an en-suite; no common hall required on this level. Style & material cues • Architectural style: Traditional. • Exterior finish: Face brick is mandatory; you may propose complementary trim or cornice treatments that stay within the same aesthetic. • Fenestration and shading devices should echo classic lines while remaining cost-effective and low-maintenance. Deliverables I need to sign off construction drawings 1. Dimensioned floor plans, elevations, and sections (PDF + DWG). 2. 3D massing model or render that clearly illustrates the traditional brick facade. 3. Basic structural layout (column grid, beam depths) sufficient for local engineer review. 4. Door/window schedule and material palette. 5. A short report explaining zoning compliance and estimated built-up area. Acceptance criteria • Rooms and sanitary cores match the exact count and placement described above. • Circulation and setback guidelines are respected. • Brick detailing and traditional proportions are visible in the elevation. • All files open cleanly in AutoCAD 2018 or newer. Timeline is flexible but I’d like to review the first draft within two weeks of award.
