About the project
Site Planning for a two acre Texas parcel with a small home. I plan to add a couple of flex space warehouse units and eight small living units around the existing home that is on this parcel. Nearby, Tesla, Intel and Space X will be building their new Terafab chip building factory. This site will support this buildout through providing accomodation and office/warehouse facilities. I'll provide a survey and some rough drawings and guidelines. You will provide scaled plans for my engineer and the county. There will be a lot of back and forth to get this correct. If you have knowledge of Texas unrestricted planning, please describe. The more, the better. Through the process of iteration, seeking information and receiving input from professionals and the county (Grimes county), I'll end up with a scaled site plan that is reasonable and sensible to the professionals involved. They will tell me how good your site diagrams are.... Needs to: • Comply with applicable Texas municipal zoning, fire-lane, stormwater, and parking codes; include a short code-check summary citing chapters used. • Show phasing or logical sequencing. • Arrive in PDF for review and a DWG (or compatible CAD) for my engineer. If you regularly use tools such as AutoCAD Civil 3D, Revit, or SketchUp for visual massing, mention that so I know what file types to expect. Acceptance criteria • Scaled master plan (1"=40' or similar) • Land-use table listing acres, unit count, warehouse square footage, and % open space • Proof the layout meets setback, lot size, and parking minimums • Clean CAD layer organization and a printable 24"x36" sheet set Let me know your timeline and how you will handle the "iterating" as you and I seek and exchange information to reach the end goal. I'll have several phases, one mixed and one all commercial. This will cover the mixed, first phase. I'll be sharing all the documents I have once you are on-board.
